Homeowners:

One thing you can count on as a Book Breck homeowner is transparency when it comes to fees. For our commission, we cover all credit card fees, minor maintenance, coordinating and pay of housekeeping, marketing/advertising, accounting, tax payments, third-party listing sites, booking engines, and careful inspection of your property on a regular basis prior to and following guest departure.

We also provide all our homeowners with a personal webpage dedicated to your home alone, which allows you to send a private URL to friends and associates who are interested in booking your home. This way you can rest assured that they will only see your home, rather than sending them to the Book Breck Vacation Homes website.

In addition, as a Breckenridge homeowner, your personal webpage can be used to review reservations, check your availability calendar, schedule or preview scheduled maintenance, view occupancy and revenue reports, among other things.

Your Guests:

Since our priority is taking good care of your home, we are very particular about who rents your home. We do this in several ways:

First, we make sure we know exactly who is booking any of the Book Breck Vacation Homes. We are not comfortable merely booking your home to unknown inquirers who simply include “8 adults, 2 children” in their inquiry. We follow up on every inquiry to find out the relationship of the group individuals, what is bringing them to Breckenridge, and how they plan to spend their time. This not only allows us to ensure our guests have honest intentions, but also allows us to customize our service to address their interests and desires.

For the above reasons, we do not allow instant bookings through third-party booking sites. However, we do not want to lose the revenue potential of such reservations, therefore, we allow guests to submit an online reservation that we then confirm only after reviewing the reservation details to make sure they are a good fit for your home and for Book Breck Vacation Homes.

Once a reservation is made, we require all Book Breck Vacation Homes guests to either carry a Damage Deposit Protection Plan or provide a security deposit at a minimum of $1000. The Damage Deposit Protection Plan covers up to $3000 of accidental damage.

We also make sure we are reachable at all hours each and every day of the year for any and all emergencies. This way, if there is an issue with your home you can rest assured that we address it as soon as we hear of it.

With that, Book Breck only contracts the services of licensed and insured companies. In addition to being licensed and insured, we look for companies that provide excellent service in their industry as well as competitive prices. As long term locals we have created steady working relationships with many trustworthy companies throughout Breckenridge.

As a business, we too carry damage insurance in case any Book Breck Vacation Homes employee or contractor causes accidental damage to your home. As we’ve mentioned, the care of your home is our number one priority. So, we do everything in our power to ensure it is always in the best condition.
