Rental Guarantee
The specific home and dates you reserve are guaranteed. If an unforeseen circumstance causes the home to be uninhabitable, BookBreck Lodging LLC. reserves the right to substitute homes.
To Make Your Reservation
At time of booking, your initial deposit of 25 to 50% is due. The final lodging balance is due 60 to 30 days prior to arrival. This includes all taxes. If booking a reservation within 30 days of your arrival, the full balance is due at the time of booking.
Accepted Payment
We accept cash, personal checks, traveler's checks, money orders, Master Card and Visa.
Refundable Security Deposit
A refundable security deposit of $200 to $2000, depending on the home, is due by check no later than a week prior to your arrival date. This is required to protect the home you are renting against damages. The security damage deposit will be returned to you on your departure date or by check via mail no later than 15 days after your departure date. We regret we are unable to accept credit cards for the security deposit.
Cancellation Policy
If you need to cancel, all monies are non-refundable after 60 or 30 days to your scheduled arrival, unless your exact dates can be re-booked. If we can re-book your exact dates, all monies received to date less a 10% handling fee will be returned. All monies received will be returned within 15 days after your original reservation departure was scheduled. We regret that there are no refunds for late arrivals, early departures or no shows.
We strongly recommend you secure your vacation reservation with travel insurance.
Minimum Nights
A cleaning surcharge may be applied for stays of under 4 Nights.
Check-In/Check-Out
Check-in is 4:00 P.M. on your arrival date. Checkout is by 10:00 A.M. on your departure date. We can certainly be flexible on the times should our housekeeping schedule allow it.
Pets and Smoking
Pets are permitted in select properties with prior approval and with a daily fee. All properties are NON-SMOKING, no exceptions. Violators are required to pay a substantial cleaning/deodorizing fee.
Housekeeping
Prior to your arrival, your vacation home is cleaned and supplied with fresh linens & towels. Daily housekeeping is not included, but is available upon request, for an additional fee.
Insufficient Funds Checks
$35 service fee per check will be charged.
Events
Some of our homes allow weddings, large gatherings, receptions, parties and events with a caterer. Some homes are restricted due to the Homeowner Association Regulations. If you are planning any type of event, you are required to discuss the nature of the event with us before the home is confirmed. You will be required to agree to the individual home rules. We reserve the right to cancel your reservation with no money refunded if your event is not disclosed and approved by BookBreck Lodging LLC. in advance.
